A proven technology in cold-climate countries, adapted to the Portuguese market with major gains in construction speed, cost predictability, durability and comfort.
How it works
How the investment works
IMO Investimentos connects investors to structured real-estate developments in Portugal, focused on development, construction and value creation. Each project has a defined development strategy, execution timeline and financial projection.
The investor participates as a financial partner in the development, while the developer is responsible for the complete execution of the project — from acquisition and development to construction and sale.
To ensure full alignment between the developer and investors, the developer also invests its own capital in the project ("skin in the game"), assuming financial risk alongside investors.
Key points
- ✓Investment in structured real-estate developments with defined entry, execution and exit strategies.
- ✓Operations structured around execution predictability, financial planning and defined timelines.
- ✓The developer also invests capital in the project, ensuring complete alignment with investors.
- ✓The developer's return depends directly on the performance of the real-estate development.
- ✓A model focused on generating value through business execution, not passive asset appreciation.

From the after-tax net result of €92,876.80, 65% remunerates the passive capital (split pro-rata between the passive investor and the developer's skin-in-the-game) and 35% remunerates the developer for executing the project.
Net result distribution
Base scenario — Sale at €334,000 in 10 months.

Investor protections
The entire process — land acquisition, development, construction and sale — is overseen by a law firm to ensure legal compliance throughout all stages of the project.
The land and units may include real property collateral in favor of investors, ensuring that invested capital is linked to the project's underlying asset.
Contractual exit clause at the invested amount, adjusted according to contractually defined terms, if the property is not sold within the expected timeline and the investor chooses to exit the operation.
General contracting executed by BROTAR (120022-PAR), the group's construction company, ensuring cost control, execution predictability and construction schedule management, with weekly project monitoring through the construction management platform.
Optional escrow account structure for phased capital releases, provided the investor covers the total passive investment allocation required for the project.
The developer has already invested approximately €180,000 in land acquisition, development infrastructure, lot division, architecture and engineering projects, in addition to maintaining direct financial exposure in each unit developed.
